Property Management Services

As a full-service real estate brokerage and management organization, City Properties equipped to provide property owners with complete management services.  All aspects of property management - from leasing and on-site supervision to maintenance and renovation - are handled in an efficient and professional manner.  We firmly believe that through strict tenant selection and close tenant communication, we can provide owners with long-term cost-efficient management that protects the investment potential of the property. Our approach results in lower turnover (saving leasing costs) and fewer maintenance problems and expenditures.  A full-time professional staff member is always available to handle problems and respond to the needs of both owners and tenants.  This service relieves the owner of day-to-day management of rental property, at an affordable cost.  Fees are based on the number and type of properties, and are a percentage of the actual rent collected. A portion of the first month's rent is charged as a leasing fee, most of which is paid out to other locators as an incentive to lease our managed property.


Specific services include:


Leasing - All rental applicants are carefully screened for employment verifications, credit, and past landlord history.  Parental lease guarantees are used for student rentals.


Marketing - A complete advertising and promotions program is used for all properties managed by us.  We cooperate closely with all other companies that do leasing and locating to give maximum exposure to all properties.


Rent Collection - A strict system of rent collection, late fees, and eviction procedures is maintained to facilitate the collection of all income and to minimize vacancy loss for the owner.


Property Maintenance - We provide 24-hour point-of-contact for our tenants and constantly strive for timely attention to preventative maintenance.  A closely-supervised system of interior and exterior maintenance is put into effect that provides continuous care to decrease long-term cost.  Close cold-weather supervision and weatherizing is maintained during cold snaps and semester breaks for student-occupied property.


Major and Minor Repairs - Professional maintenance and repair staff is on call 24 hours to assure prompt, expert attention to all necessary repairs - from minor fix-up to major renovations.  All major repairs are done only when we have received authority from the property owner.


Make-Ready Services - To facilitate turning a property around, special attention is paid to the coordination and scheduling of the make-ready, carpet shampooing, and any painting and fix-up, especially on quick turnovers.


Financial Reporting - An automated accounting system of income and expenses is maintained, and a detailed monthly operating statement including a year-to-date summary is generated and sent out with the monthly payment to owners.  Required year-end tax information is sent out at the end of every year.


Sales - When owners decide to sell their property, we do a complete market analysis to determine values, but also consult and recommend any updating and improvements that would greatly enhance the potential selling price.  We then list the property for sale with a strong marketing program, and coordinate all aspects of the sale with the tenant.
